Tomakin House Renovation

So a young family moves to Tomakin on the South Coast and buys an old beach cottage. How do they modernise it to suit their lifestyle and needs? They call in the superheroes at PdD Building Design!

 

The first question about a reno is; Does the house have good bones and the second is, is it worth saving?

 

In this instance the answer to both was yes.

 

Affordable Renovation Floor Plan

The clients had a fairly good affordable floor plan drafted up at the initial concept stage. Our team worked with the floor plan and tweaked and refined it to fit with codes and to make it as functional and as liveable as possible. The affordable design kept mostly within the original foot print of the building architecture and only involved a modest affordable extension to the house.

 

Floodplain Code

Many building design additions in Tomakin are affected by the Broulee, Mossy Point, Tomakin Flood Plain code. This sets a floor level for new residential designs, and is called the Flood Planning Level or FPL.

 

If your existing dwelling floor plan is below the FPL then there is a limit to what you can build as an addition at the same level.
