Council Applications can be overwhelming but the process for obtaining a Development Approval can be quite simple with the right help!! We provide the complete service from bespoke design right through to the preparation and lodgement of Development Applications and gaining Approval.

Building Approval in NSW

Prior to commencing most building or renovations, you will most likely need to submit a Development Application (D.A) with Council.

Types of Development Approvals

There are some developments that may not require a DA such as Exempt Development and Complying Development. These works are undertaken in accordance with all relevant standards in the State Environmental Planning Policy (Exempt and Complying Codes).

 

Complying Development in NSW

Complying Development is a form of planning and building approval issued by Council or a registered certifier. It is a simpler and quicker approval process than submitting a Development Application (DA).

A Complying Development Certificate (CDC) combines the D.A and Construction Certificate process, generally making it an easier and quicker process of approval. However, complying development is complicated in the Eurobodalla and is very often not possible due to the land constraints and planning constraints such a as bushfire zones, biodiversity, flood planning and zoning restrictions which excludes a lot of development from being eligible for a Complying Development application.

 

What is the standard DA process time?

The Eurobodalla Shire Council state a general DA turnaround time of between 21 - 90 days for a decision to be made, depending on the council.

However, we often see that depending on the nature of the application, the process can run into years.

 

Want a DA Fast? - Fast Tracked Development Approval (D.A)

Eurobodalla Shire Council will be trialing Fast-tracked D.A system. The implementation of this process is hoped to significantly reduce DA assessment timeframes and improving Council’s capacity and outcomes for housing. It will also provide much faster approval, similar to the complying development process and can be applicable to a much wider range of developments.

The system is currently undergoing a trial period and if successful, will mean that eligible home builds and renovations can gain approval within 21 days!

A fast-tracked D.A must be lodged by an Accredited Building Designer.

Fast tracked D.A’s will involve some additional work by a building designer but it will mean your DA should get approved within 21 days. We can help you with all this. Get in Touch!
