Finding the Right Balance: Energy Efficiency vs. Construction Costs

The Nationwide House Energy Rating Scheme (NatHERS) has been a key player in promoting energy-efficient homes across Australia since 2010. A recent report from CoreLogic shows that homes with higher NatHERS ratings not only save homeowners money on energy bills but also provide greater comfort.

But here's the catch—poor construction practices, such as inadequate insulation or leaky windows, can undo all the benefits of these higher ratings.

Check out this article which discusses CoreLogic's report findings: Slash Your Energy Bills: Suburbs with the Most Energy-Efficient Houses.

The LNP’s Controversial Plan

In the midst of this, a new twist has emerged in the housing debate. The Federal LNP has proposed scrapping some energy rating standards to lower construction costs and boost housing supply.

On the surface, this idea seems like a good way to make homes more affordable. But the question remains: Is cutting energy standards really the best solution?

While cheaper homes are certainly attractive, lowering energy efficiency standards could lead to higher energy bills for homeowners in the long run and have a negative impact on the environment. We have to ask ourselves: How much are we willing to sacrifice now for the sake of long-term sustainability?

Striking a Balance – This is Where Good Design Comes In!

History will tell us that despite good intentions, policy makers do not always get it right.

While the debate continues on whether to focus on energy standards OR construction practices,  it's worth considering what we can do as individuals. Another key factor to think about is design.

Good design can make a big difference in energy efficiency and doesn’t always rely specifically on expensive construction techniques to become realised. Simple yet fundamental principles—like proper orientation, strategic positioning of building elements, window placement, colour choices etc. As clients/consumers, choose professionals that can help you make the best decisions with these factors in mind (did someone say PdD Building Designers?).

Making informed and intentional choices as individuals can positively impact communities as a whole.. It’s all about thinking creatively and making the most of what we already know works.
