Mossy Point Two-story Home 

Tucked away in Mossy Point just south of Batemans Bay, this custom home design evolved gradually through close discussions with the clients and careful consideration of the site constraints. Facing north-east on a modest battle-axe block, the clients’ desire was for a sustainable house with a distinctly Australian coastal style.

 

The north-east façade of the house plan is articulated and works with precisely configured shading elements to manage seasonal heat gains effectively, a critical element of energy efficient house design for green living in Australia. Carefully designed shading works with the glazing and other features to manage the solar-passive performance of the house; in summer, unwanted solar gains are reduced and cross-ventilation through the structure is facilitated, while in winter solar access is maximised and various sections of the house can be closed-off for efficient heating. The challenging north-west aspect is buffered by the garage and upper level.

 

The spacious open-plan living area of the eco house spills outside on to front and rear decks, which are framed for privacy by compact gardens. The continuity between internal and external spaces is enhanced by using vertical groove feature cladding: Weathertex Weathergroove panels externally, v-groove detail cladding internally and again for the kitchen cabinetry.

The main bedroom suite enjoys the entire upper level and a tree-change vibe. Warm timber details connect the space with surrounding trees, the private balcony kissing established foliage which has been retained. The detailed planning creates a variety of spaces in this contemporary retreat, including a full study, additional reading corner and luxury ensuite. Vertical groove wall cladding enhances both the coastal style and tree-change ambiance.
