Modern Australian Barn House Renovation

Our clients had recently acquired this unique, well-maintained property still in near-original condition. A fabulous example of its era, exposed beams support dramatically raked ceilings that soar to clerestory windows high above the split-level upper floor. Pine lining boards feature on ceilings, floors, and diagonally on walls, creating a warm contrast with exposed brick, slate, and full-height glazing throughout the generously proportioned living area.

We discussed ideas for an additional wing that would include a generous main bedroom suite and a fourth bedroom upstairs, with a high-clearance, oversized double garage below. The largest of the three original modest bedrooms was to be repurposed as a media room, and the original family bathroom required redesign.

Situated well to the rear and high on a very steep block, the existing house enjoys a bush reserve along the northern boundary. This setting meant the addition needed to be positioned in front of the original house which turned out to offer several benefits.

Firstly, the new volume could redefine the dated style of the dwelling and present a striking, fresh face to the street. Secondly, moving forward on the block allowed us to frame district views and ocean glimpses to the south-east. Thirdly, the physical connection between the existing and new structures was simplified by “plugging in” the addition to a tall section of wall, avoiding the steep roof gable and low eaves. Finally, this approach eliminated an awkward, disused section of split-level balcony along the southern, front elevation.

The striking asymmetrical gable addressing the street is a contemporary reinterpretation of the original roofline, transforming 1980s brick and weatherboard into a modern Australian barn house. It houses the expansive main bedroom with a lounge retreat and opens to a private balcony, cut from a corner of the cantilevered volume to catch southerly breezes. These spaces delight in vaulted ceilings and full-height glazing—reiterations of the original design.

Twin walk-in robes and an ensuite with a double shower complete the luxury suite while creating separation from the adjacent fourth bedroom. This spare bedroom overlooks the northern garden, offering privacy and proximity to the main suite—ideal as a nursery or study. Beneath, the oversized garage provides essential boat storage and workshop space.
