This home was built in a relatively new town about a 25-minute drive from Canberra’s CBD. The township had strict design guidelines implemented for a cohesive streetscape, with a focus on modern, sustainable living, strong architectural controls, and energy efficiency (40% reduction targets, water tanks, etc.), all while meeting strict local Council development codes.

Designing within the prescribed design guidelines was a rewarding challenge. Every element — from rooflines and façade treatments to landscaping and setbacks — needed to be carefully considered, while still creating a home that felt open, inviting and genuinely personal to the people who live there. Balancing these requirements with sustainable principles and practical, everyday functionality is exactly the kind of design challenge we love taking on at PdD Building Design.

The floor plan places a strong connection between the main living areas and the central pool courtyard. The layout thoughtfully separates the private bedroom wing from the main open-plan living spaces.

A main entry hall opens into a generous open-plan kitchen, living and dining zone, highlighted by a raked ceiling and asymmetrical high-level windows that form a striking architectural feature – showcasing external timber ceiling cladding and filling the space with natural light.

The centrally located pool acts as a focal point of the home, accessible visually from the living spaces, master suite, and bathroom.

The master suite enjoys a private position with a walk-in robe, ensuite, and its own private covered veranda overlooking the spacious yard and pool.

The kitchen boasts a beautifully curved island bench, adding both functionality and visual softness to the space. Tucked behind, the laundry, walk-in pantry and internal access to the double garage — are thoughtfully positioned to support ease in everyday living.

Externally, practical elements often overlooked until later — such as bin storage, hot water and heat pump placement, and a dedicated pool equipment area — were thoughtfully resolved at the planning stage, ensuring the home remains practical, visually clean and a pleasure to live in, perfectly tailored to our clients’ needs and lifestyle.
