Batemans Bay Ocean View House Design
This Building design took the original architectural plans and created a floor plan that really maximised the ocean views. I mean, who does not want 6m stacker doors in your master bedroom looking out onto an incredible ocean view? The floor plan incorporated the existing architecure and added a second story. We also added a shed and two large decks.
Holiday Home Design
This house is a holiday home on the South Coast and it was designed so that parts of the floor plan can be locked off so that only the family can use them. This is a common design which can work when you want to keep a part of the building design private, but also maximises rental income from holiday lettings. The clients were so happy with this one they recommended us to their neighbour (whose renovation is also in the portfolio). They also invited us for drinks on the deck which was lovely until their large, wet, sandy dog sat on Paul's brand new white Adidas runners!!! (See Paul's profile for his love of Adidas!!) Externally we used James Hardie weatherboards which always give the coastal look without ever going out of fashion. The interior design is a mix of coastal and modern styles which suit the south Coast modern house design.
Zoning Issues
This house was zoned as having coast erosion problems, and so we assisted the clients in negotiation with Eurobodalla Shire Council.
We have a lot of experience with negotiating with the local assessing authorities and we always look at these key zoning constraints at the inception of any new project.
All along the South Coast we have design constraints that can involve design which requires further initial investigations.
From Bega, Narooma, up to Broulee and Batemans Bay we have coastal inundation, flood planning levels, riparian zones, biodiversity and ecology considerations and of course particularly pertinent after recent events - bushfire design. If you think your block is affected by any of these, it is best to get in touch before you start designing a floor plan or get too far into the planning stage. We can investigate the planning constraints, more often than not we can resolve issues within our team at PdD Building Design, but if required we can recommend relevant consultants such as a Bushfire assessor.
