Replacing an ageing dwelling, this knock down rebuild gave our clients the opportunity to start fresh with a home that better suited their lifestyle while making the most of this fantastic coastal location.

From the outset, an important consideration was the site's Flood Planning Level (FPL) requirement - a common challenge for many properties in Broulee. Designing to flood planning requirements can influence floor levels and access. However, with careful planning, these constraints became opportunities, allowing us to create an elevated home, strategically connected to its surroundings.

 

It's a great example of why working with an experienced local building designer can be a great advantage when navigating council requirements while still achieving a home you'll love.

The home is divided into two distinct zones - a private master suite at one end and a separate guest wing at the other. Bedrooms 2 and 3, along with their bathroom, can be closed off from the rest of the home with a single door. Because our clients primarily use these rooms when family and friends come to stay, this allows the wing to remain closed when not in use, making the home more efficient to heat and cool while reducing day-to-day maintenance. It also gives guests their own private retreat, separate from the main living areas and the master suite. A clever design decision in creating a home that adapts effortlessly whether it's just the two of them or a house full of visitors.

The open-plan kitchen, dining and living space flows out to a very generous, partially covered deck, making entertaining easy and capturing the relaxed indoor-outdoor lifestyle that makes Broulee so special.

Large expanses of glazing, raked ceilings and carefully designed timber shading invite natural light and cooling coastal breezes deep into the home, improving comfort and energy efficiency throughout the year.

 

Externally, a combination of weatherboard cladding, Colorbond accents and timber screening creates a contemporary coastal aesthetic that feels right at home on the NSW South Coast.
